Downsizing in Riverdale, the Bronx

Riverdale at a glance

Riverdale sits in the northwest Bronx above the Hudson River, and the Riverdale-on-Hudson section lies west of Riverdale Avenue and the Henry Hudson Parkway. The Landmarks Preservation Commission designated the Riverdale Historic District on October 16, 1990. Neighborhood guides usually divide it into South and Central Riverdale, which are closer to transit, and North Riverdale, which is more suburban in feel; where one section ends and another begins is debated.

The city's planning documents describe Central Riverdale and Spuyten Duyvil as having varied topography, river views and a mix of low-rise and mid-rise housing, while the Riverdale-on-Hudson area is predominantly single-family houses on large lots. Hills and stairs matter here, so check the approach to each building on foot.

Co-ops, condos and apartments in Riverdale

Riverdale has co-op apartment buildings alongside condominiums and single-family houses. For a downsizer, the useful question is which building type and how much support it gives you.

• Co-op apartments. You buy shares and a proprietary lease. The board's approval process, financial requirements, sublet rules and any flip tax come from that building's documents, and they differ widely between buildings.
• Condominiums. You own a deeded unit under a declaration and bylaws. Common charges and any board right of first refusal depend on those documents.
• Mid-rise buildings and houses. Some buildings have elevators and some have stairs; a house on a hillside can involve steps to the street. Ask about the route from car or bus to your door.

Getting around Riverdale

The MTA's Riverdale station is on Metro-North's Hudson Line. The MTA describes it as accessible, with elevators and a ramp, and notes that West 255 St at the station is closed for construction from June 22, 2026 through December 2026. The Hudson Rail Link is a weekday shuttle bus, running from about 5:30 a.m. to midnight, that connects stops along Broadway and Riverdale Avenue with the Riverdale station; it does not run on weekends. Fares and schedules change, so read the MTA pages before you plan a routine.

The MTA lists the Bx7 as Riverdale to Washington Heights via Riverdale Avenue and Broadway and the Bx10 as Riverdale to Norwood via Henry Hudson Parkway, West 231st Street and Jerome Avenue. The 1 subway line's northern end is Van Cortlandt Park-242 St, with 238 St and 231 St before it. Montefiore's Riverdale office also lists the 1 to Marble Hill-225th Street and buses Bx1, Bx7, Bx9 and Bx10 on Johnson Avenue. Use the MTA trip planner for a specific address.

Hospitals and health care near Riverdale

Montefiore Medical Group Riverdale, at 3510 Johnson Avenue, lists adult primary care, behavioral health and lab services on weekdays. Montefiore's Moses Campus, at 111 East 210th Street in the Bronx, lists an emergency department, as do its Weiler, Wakefield and Hutchinson campuses. Check whether your doctors and plan tie you to Montefiore or to a Manhattan system.

Parks, libraries and everyday life in Riverdale

• Wave Hill. The public garden and cultural center at 4900 Independence Avenue has 28 acres of gardens and woodland overlooking the Hudson and the Palisades.
• Riverdale Park. NYC Parks lists it at 144.29 acres, with woods, walking paths and views of the Palisades.
• Library. The NYPL's Riverdale Library is at 5540 Mosholu Avenue.
• Older adult programs. Riverdale Senior Services, at 2600 Netherland Avenue, offers free programs for people 60 and older, including meals, exercise and benefits support, and is partly funded by NYC Aging. You can also find other centers.

Storms, flooding and insurance in Riverdale

Riverdale is in Bronx County, which the federal Hurricane Sandy declaration in 2012 included. Risk varies sharply with elevation and distance from the river, so check each address in the city's hurricane evacuation zone finder and on the FEMA Flood Map Service Center. Taxes and local government in Riverdale

Riverdale is in the City of New York and Bronx County. The city's Department of Finance issues the property tax bill and handles exemptions.

• SCHE. Age 65 or older, primary residence and combined owner income of $58,399 or less, with 50% down to 5% reductions in assessed value. Co-op owners apply separately.
• Enhanced STAR. For owners 65 and older with income of $110,750 or less for 2026-27.
• Co-op and condo abatement. The board applies for the building and owners certify primary residence.
