It is new construction inside The Waterways at Bay Pointe, a gated waterfront development that a January 2026 trade report says dates to 1985 and lies in the Town of Brookhaven. The builder describes the setting as a waterfront community near Moriches Bay.

The same report says the first phase includes 34 villa-style homes, with three phases planned and first occupancy expected in late 2026. Builders revise schedules, so treat any date as a question for the sales team and get it in writing.

Homes and layout at Beechwood at The Waterways

The January 2026 report describes two-bedroom villa-style condominiums of about 1,485 to 1,938 square feet with two to two-and-a-half bathrooms and a one-car garage with interior access. It says ground-level units offer optional basements and outdoor space, while upper-level units have loft-style mezzanines and private balconies. Beechwood's page lists several named models, and more may sell out or be added as phases open.

These are condominiums, not fee-simple houses, so the state's Property Condition Disclosure Act does not cover them, and a buyer relies on the offering plan and the association's documents. Amenities and clubs at Beechwood at The Waterways

The builder lists a private clubhouse, a waterfront pool and deck, tennis and bocce courts, walking trails and a private marina. The January 2026 report says the guard-gated development has a newly renovated clubhouse and fitness center. Because these amenities belong to the wider Waterways development, ask whether Beechwood owners get full access and what each item costs.

A private marina raises separate practical questions: whether slips are included, rented or assigned and who sets the waiting list or fee. Those answers are in the association documents, not on a builder page.

Rules and fees at Beechwood at The Waterways

The builder's pages do not publish fees or rules. Ask for the following in writing, and have a New York attorney review the contract and offering plan before you sign.

• Which associations apply. Whether you belong to a condominium board, the wider Waterways association or both, and what each one charges.
• Age policy. The written 55+ policy and how residents are verified. Federal rules for age-restricted housing generally require at least 80 percent of occupied homes to have a resident 55 or older.
• Monthly charges. The budget and what it covers, plus whether the sponsor is subsidizing it during sell-out.
• Closing costs. Any working-capital contribution or fee beyond the price.
• Rentals, pets and guests. Limits and approval steps, and gate procedures.
• Construction. Delivery dates, deposit handling and warranty terms.

NYU Langone Hospital-Suffolk, at 101 Hospital Road in Patchogue, lists an Emergency Department on its site. Stony Brook University Hospital is at 101 Nicolls Road in Stony Brook. Ask your own doctors which hospital they use and which one your plan covers.

Storms, flooding and insurance at Beechwood at The Waterways

The Waterways is a waterfront development near Moriches Bay, so check both maps for the exact unit. Suffolk County publishes a Storm Surge Zone Interactive Map, and the county says zones are on both north and south shores and the eastern forks. The FEMA Flood Map Service Center shows flood zones, a different map that governs flood insurance. Do not assume one answer across the development. Standard homeowner policies typically exclude flood, and coastal owners can look at the state's Coastal Market Assistance Program for help finding coverage. Taxes and local government in Moriches

Moriches is in the Town of Brookhaven, outside New York City, so the city senior exemption does not apply. STAR does: buyers now register with the state for the STAR credit, and Enhanced STAR is for owners 65 and older within an income limit the state lists as $110,750 for 2026-27 (state STAR page).

Brookhaven's Assessor page says senior citizens 65 and older may be eligible for an exemption and that applications for exemptions had to be filed by March 2, 2026. The Assessor's phone is 631-451-6300. The page gives no income limit, so ask the Assessor for the limit, the deadline for the coming year and how a newly built unit will be assessed.
