Beechwood describes 152 townhomes and villas and lists ten models with names including Aster, Aspen, Cedar, Beech, Birch, Greenbrier, Hickory, Elm, Evergreen and Juniper. The builder's site also offers a design studio for choosing finishes. Ask the sales gallery for the square footage, bedroom count and garage details of each model, plus a written list of what is standard in the price.

Whether the homes are condominium units, and what an owner versus the association maintains outside the walls, is set in the offering plan and declaration. New York requires a sponsor selling condominium or homeowners association homes to file an offering plan with the Attorney General unless exempt, and the plan is where the association rules live. Amenities and clubs at Country Pointe Preserve

The builder lists a clubhouse with a fitness center, card room, billiard room and golf simulator. Outdoors it lists a pool deck with a poolside bar and lounge, an outdoor bar, an all-season indoor and outdoor pickleball pavilion and walking trails. In a community still being built, some of these may be phased or not yet open. Ask for the delivery timeline for each amenity in writing, and whether the contract lets you back out if a promised item is delayed.

The builder does not publish a club roster. Once residents move in, the association or its lifestyle staff, if it has any, will set the activity calendar.

Rules and fees at Country Pointe Preserve

The builder's pages do not publish fees or rules. In new construction, early charges can be set by the sponsor and change when residents take over. Ask for the following in writing, and have a New York attorney review the contract and offering plan before you sign.

• Age policy. The written 55+ policy and how residents are verified. Federal rules for age-restricted housing generally require at least 80 percent of occupied homes to have a resident 55 or older.
• Monthly charges. The budget and what it covers, plus whether the sponsor is subsidizing it during sell-out.
• Closing costs. Any working-capital contribution or fee charged at closing beyond the price.
• Turnover to owners. When residents take control of the association and what condition the common areas will be in.
• Rentals, pets and guests. Limits and approval steps.
• Construction and warranty. Delivery dates, deposit handling and warranty terms.

Getting to and from Country Pointe Preserve

The MTA's Long Island Rail Road station list on mta.info includes a Yaphank-BNL station, and the MTA has announced its official opening. Use the MTA trip planner and the current Ronkonkoma Branch timetable to check service at the times you would ride, from the exact address. The builder places the community near Long Island Expressway exit 68.

Health care near Country Pointe Preserve

NYU Langone Hospital-Suffolk, at 101 Hospital Road in Patchogue, lists an Emergency Department on its site. Stony Brook University Hospital is at 101 Nicolls Road in Stony Brook. Ask your own doctors which hospital they use and which one your plan covers.

Storms, flooding and insurance at Country Pointe Preserve

Suffolk County publishes a Storm Surge Zone Interactive Map, which you can use for the exact address: Suffolk storm surge zone map. The county says surge zones are on both north and south shores and the eastern forks. The FEMA Flood Map Service Center shows flood zones, which are a different map that governs flood insurance. Taxes and local government in Yaphank

Yaphank is in the Town of Brookhaven, outside New York City, so the city senior exemption does not apply. STAR does: buyers now register with the state for the STAR credit, and Enhanced STAR is for owners 65 and older within an income limit the state lists as $110,750 for 2026-27 (state STAR page).

Brookhaven's Assessor page says senior citizens 65 and older may be eligible for an exemption and that applications for exemptions had to be filed by March 2, 2026. It gives the Assessor's phone as 631-451-6300. It does not list an income limit, so ask the Assessor about the limit, the deadline for the coming year and how a newly built home is assessed.
